Rental rates shall be paid in full in advance of occupying overnight RV Space site.
Monthly Tenants will be charged $200 Electric and Lot cleanup deposit.
Full reservation amount will be charged to credit card at time of reservation.
Check in time is between 2 pm and 6 pm and Check Out Time is 11 AM.
There will be no refunds for early departure or for guests who fail to follow park rules.
Rates are based on 1-2 adults and children 16 years or younger. Please Inquire about rates for more than 2 adults or children 17 and older.
Rent and Electric Bill is due on 1st of the month for all monthly tenants. Rent and Electric Bill not received by 9 PM on the 2nd will be charged a $25 late fee and $5 late fee for every day thereafter.
Reservation is viewed as a "two-way" agreement. We hold the space, which you have reserved, turning away all future requests, in return for your payment. Customers will have 24 hours from the time of their original booking to cancel their reservation without being charged a cancellation fee. No refunds once payment is processed. Only credit for future stays within 30 days of arrival. Credit card transaction fees are not refunded as the payment processor does not refund them.
Lot Reservation fee will be held as a depsoit and will be refunded upon settlement of the final bill.
All tenants must register upon arrival at the RV Park. The responsible, registering tenant must register all persons in their group including any extra guests who may arrive at a later time.
Tenants shall have the use of assigned overnight space site for one recreation vehicle and one additional vehicle. Temporary fences, walls, poles, signs, barriers, excessive ornaments, clothes lines or any structures of any kind are prohibited.
Quiet time is between 10 p.m. to 8 a.m.
Park water is for household use only. No car or R V washing with R V Park water is allowed. No personal swimming pools. Tenant is responsible for replacing leaking water hoses and RV equipment. $50 fine assessed for water wastage.
Subleasing of RV is not allowed under any circumstances.
Code to wifi will be provided upon check in and is reserved for use of park tenants only.
All Sites have full hookups. All rigs must be self contained. Do not connect 50 amps to 30 amp service.
Please do not throw cigarette butts on ground. Trash cans are easily accessible.
No camping, tents nor tarps are allowed.
Tenants will not make any improper, unlawful or inappropriate use of the RV space or facilities of Shady River RV Resort. Tenants shall honor quiet times, refraining from loud music or disruptive behavior. Tenant is responsible for behavior of all guests.
No ATV's, golf carts, UTVs or dirt bikes are permitted in our facility.
Maintenance or repair of any vehicle is not permitted in the RV park.
Please clean up after your pet. Do not chain pets outside. Pet owners must comply with all applicable state and local laws and ordinances, and shall confine pets to Tenant’s RV space. All pets must accompany Tenants when they leave Shady River RV Resort and at no time may be left unattended. Tenant shall remove pet from Shady River RV Resort upon demand in the event that said pet shall, in any way, disturb other tenants.
25$ fine per violation. Multiple violations result in eviction.
Management reserves the right to refuse pets based on breed/behavior.
Animals are the exclusive responsibility of their owners. Noisy pets will not be tolerated.
Shady River RV Resort will not be responsible for loss or damage to Tenant’s property due to theft, vandalism, fire, any other casualty or act of God.
RV Tenant expressly assumes all risk of such loss or damage and must carry his or her own insurance. In addition, damages of any kind caused by guest or visitor of the park shall be billed to the guest.
Tenant shall indemnify and hold harmless Shady River RV Resort, its officers and employees from all claims, liability and expenses, including but not limited to attorney and other professional fees, for injury to person(s), loss of life or damage to property arising out of the Tenant’s exercise of his or her rights hereunder, except as may be caused by the gross negligence or intentional acts of Shady River RV Resort or its officers and/or employees.
Tenant agrees to maintain a current Registration and State Inspection of their vehicles and RV at all times. Vehicles and RVs that do not have a current registration or state inspection will be towed at owner’s expense.
All RVs must be fully self-contained, well-kept and in good condition. RVs 10 years or older must be approved by Park management.
5 MPH speed limit is stricly enforced.
No tent camping or sleeping in vehicles outside of the RV.
No sub-leasing is allowed.
No open campfires allowed. Manufactured outdoor cooking/charcoal grills are permitted. Manufactured above ground fire pits are permitted if there is a proper fire arrestor used.
No clotheslines; freezers/refrigerators
All water hoses/sewer lines must be free from leaks.
Solicitation or signs for the sale of products/services are not allowed.
Dispose of smoking materials in proper receptacles. Do not throw them on the ground. This includes your site area.
Absolutely no discharge or use of firearms or fireworks is allowed.
All weapons shall be kept in compliance with all applicable state and federal laws.
No criminal or drug related activity in or near the Park will be tolerated.
The operation of motorized scooters, ATVs, minibikes or any unlicensed motorized vehicle is prohibited on Park property.
Excessive noise/nuisances created by guests/visitors will not be tolerated. An after-hour disturbance fee may be assessed for any calls received.
Common courtesy shall prevail between all persons on Shady River RV Resort property. Obnoxious, profane, abusive or threatening language, behavior and/or actions directed at Shady River RV Resort personnel or guests, or that could adversely affect the enjoyment of other parties utilizing our facility is prohibited; anyone engaging in such activity will be required to leave the Park immediately without refund at the sole discretion of Park management.
Payment and Dues
Shady River RV Resort management reserves the right to engage a collection company to collect unpaid dues or fees from any park occupant or RV owner.
In the event that an occupant or RV owner fails to pay their dues or fees within the designated timeframe, Shady River RV Resort management may take necessary steps to collect the outstanding amounts.
Any costs incurred in the collection process, including but not limited to collection fees, legal fees, and administrative charges, shall be the responsibility of the occupant or RV owner.
